The Building 33 Association held its third general meeting, continuing our monthly schedule of meeting on the fourth Thursday of each month. We had a strong turnout, with over 30 residents in attendance.
We were joined by Janitorial Supervisor Rickie, who provided insight into current operations and answered resident questions.
Staffing Update
The building is now back to a full staff of four porters after a period of being understaffed.
Some staff members are new and currently being trained.
Cleaning Schedule & Expectations
Floors are maintained on a rotating schedule, with approximately two floors cleaned per day.
Floors are expected to be mopped weekly and machine-buffed bi-weekly.
Stairwells are expected to be cleaned daily.
Even when a floor is not scheduled for full cleaning, it should still be maintained and addressed as needed.
Quality Control
Monthly inspections are conducted to evaluate cleaning quality.
Rickie emphasized that concerns going forward should be reported so they can be addressed directly.
Reporting Issues
Residents were encouraged to report issues through CSO or by contacting the janitorial office directly.
Communication from residents helps ensure issues are addressed more quickly and consistently.
Residents shared a number of concerns during the meeting, including:
Dirty floors and hallways
Stairwell activity (including smoking and loitering)
Trash and compactor room conditions
Delays in maintenance and cleaning consistency
There was also discussion about past staffing shortages and the impact they had on building conditions. Rickie acknowledged these challenges and stated that with full staffing now in place, improvements should be seen moving forward.
The Association emphasized the importance of focusing on next steps and working collaboratively to improve conditions in the building.
We reviewed results from the Building 33 Resident Survey, with over 30 responses submitted.

Maintenance and building conditions
Communication Preferences:
Primary: Text messaging and email
Secondary: Lobby notices and website updates
Community Engagement:
Strong interest in events such as meet-and-greets, wellness activities, game nights, and family-friendly gatherings
These results will help guide future initiatives and planning.

A new Resident Info Sheet has been launched to improve communication and build a stronger resident network
Residents can sign up for text and email updates and optionally provide emergency contact information

The meeting highlighted both ongoing challenges and opportunities for improvement. With full janitorial staffing now in place and increased communication between residents and management, the focus moving forward will be on consistency, accountability, and continued community engagement.

The Building 33 Association held a safety meeting on Thursday, March 12, 2026, to address recent safety concerns in the building and to provide residents with updates from the Co-op City Police Department (CCPD).
The meeting featured Chief Andre Waring of CCPD, along with officers from the department’s new Community Affairs Unit, who attended to answer questions from residents and discuss safety measures currently in place.
Below is a summary of the key topics discussed.
Over the past year, residents have raised concerns regarding several incidents in Building 33, including vandalism, disturbances in common areas, and safety issues in stairwells and other shared spaces.
On February 20, 2026, an altercation occurred in the lobby of Building 33 involving a building porter and an individual connected to the building.
During the incident:
• A Building 33 porter was injured
• A CCPD officer responding to the scene was also injured
• The individual involved was arrested and the case proceeded to criminal court
The incident prompted increased attention from Public Safety and led to additional patrol measures in the building.
Following the incident, the court issued an Order of Protection related to the case.
This order means the individual involved:
• Cannot come within 100 feet of the protected residence
• Is prohibited from returning to the building under the conditions of the court order
Residents were advised that if the individual is seen in the building or nearby areas, they should immediately contact CCPD rather than confronting the individual themselves.
Chief Waring explained that Building 33 is currently under enhanced patrol monitoring.
Under normal circumstances, Co-op City buildings typically receive one patrol visit per tour (8-hour shift).
Due to recent incidents, Building 33 will now receive multiple patrol visits per tour.
During these patrols, officers will conduct building sweeps and checks of:
• Stairwells
• Compactor rooms
• Basement areas
• Other common spaces
These patrols are intended to help deter unauthorized individuals from using building spaces and to respond quickly if issues arise.
Chief Waring also introduced members of CCPD’s new Community Affairs Unit.
This unit has been created to improve communication and cooperation between Public Safety and Co-op City residents.
Officers from this unit are assigned to Section 5 buildings, including Building 33, and will focus on:
• Resident outreach
• Addressing community safety concerns
• Providing information and support to building associations
• Strengthening relationships between residents and Public Safety
Residents were encouraged to speak with these officers and share concerns when they see them in the community.
Riverbay and CCPD are currently working on several security improvements throughout the community.
Planned upgrades include:
• 360-degree cameras in building lobbies
• Additional cameras covering blind-spot areas
• Roof sensors to detect unauthorized roof access
These upgrades are expected to be implemented in phases throughout Section 5.
During the meeting, residents raised concerns about walking from nearby garages to the building, particularly at night.
CCPD reminded residents that:
• Call boxes located in garages and common areas can be used to contact Public Safety
• Residents may request a CCPD escort if they feel unsafe walking from the garage to their building
These services are available to all residents and are intended to help improve safety throughout the community.
Residents asked whether the individual involved in the February 20 incident could be identified publicly or whether a photo could be posted.
CCPD explained that privacy laws limit what information can be publicly shared prior to a conviction.
Posting identifying information without legal authorization could expose Riverbay or residents to potential legal liability.
Public Safety assured residents that they are aware of the situation and will enforce the court order if violations occur.
CCPD emphasized that community awareness plays an important role in maintaining safety.
Residents were encouraged to:
• Report suspicious activity
• Avoid allowing unknown individuals into the building
• Contact Public Safety if they see something concerning
Residents should contact the Co-op City Police Department if they observe suspicious activity or safety concerns.

🚨Building 33 Water Service Update
March 3, 2026
Residents of Buildings 33, 34, and 35 experienced intermittent water service interruptions between approximately February 20 and February 25.
The Section 5 Association and Building 33 Association have received word from Riverbay Management that the root cause of the issue has now been identified and resolved. According to management, the problem was caused by an electrical grounding fault affecting the control panel that manages the water system.
Management has advised that the system will continue to be monitored to ensure consistent water service moving forward. Since the evening of February 25, water service has remained stable.
The Building 33 Association will continue to monitor the situation and remain in contact with management if any additional issues arise.
As a short-term precaution over the next week while the system continues to be monitored, residents may wish to keep some stored water available for sanitation purposes in case of any unexpected interruptions. As a general preparedness measure, it is also a good idea for households to keep a small supply of bottled drinking water on hand at all times.
If residents experience any future water outages, please report them to the Riverbay Call Center so the issue can be logged and addressed promptly.

The Building 33 Association has been made aware of a recent incident inside Building 33 involving property damage and a confrontation that required a response from Co-op City Public Safety.
Riverbay Management and Public Safety leadership have been formally notified by the Building 33 Association, and we have requested an immediate review and preventative safety measures.
The safety of our residents and building staff is our top priority. We fully support our building employees and are advocating for a safe working environment for all staff and a secure living environment for residents.
